How a lease at Primavera works — the term, the rent, the deposit, what’s included, and a few answers to the questions people ask most.
Minimum stay
One month. The house is leased by the month or by the year — never by the night.
Rent
Rent is paid monthly, in advance, at the start of each month. Nothing is billed in between, and nothing accumulates.
Security deposit
The deposit is one month’s rent. It is held, not spent — set aside for the length of the lease and returned at the end.
Two things come off it: the final electricity bill, and anything found damaged or missing at the closing inventory. Everything else comes back to you.

What’s included, what’s yours
On us
Starlink internet, and the mains water (PDAM) for showers, washing, and the garden.
Yours
Electricity, metered by PLN. The drinking water for the dispenser. The cooking gas.
Inventory
The house is walked through and signed at arrival, and walked through and signed again at departure. Both lists are the same list — it is simply a record of what is here.
If the house leaves as it arrived, the deposit returns in full.
The whole house
Whatever the term, the house is always private to you. It is never shared, never split between parties, and never let room by room.

For six months or more, get in touch before booking so we can talk terms directly.

Drivers, tours, massages, restaurants, activities — we connect you with trusted local providers, and you pay them directly at local rates. We don’t take a cut, and we don’t add fees. We’re happy to arrange everything on request.

Languages
We speak English, French, and Indonesian. The team on-site also speaks Balinese.
